All properties have a Documents section where you can review specific documents pertaining to the property to conduct due diligence.
Purchase Contract
- Description: Agreement between the seller and the DAO LLC to purchase the property at a set price.
- Key Points: Includes terms of the transaction, a 7-10 day inspection contingency, and a 30-60 day closing period.
Home Inspection Report
- Description: Conducted by a professional third-party inspection company.
- Scope: Examines the foundation, structural components, roof, HVAC, plumbing, and electrical systems.
- Outcome: Seller may repair issues or provide a credit for post-closing repairs.
Inspection Report Repairs
- Description: Lists repairs the seller is making based on the inspection report.
- Details: Seller either repairs items or provides a credit for repairs.
Operating Agreement
- Description: Outlines management, ownership, and structure of the DAO LLC.
- Ownership Representation: Ownership is represented by blockchain tokens, not by individual names.
Closing Documents
- Description: Detailed accounting of all money involved in the transaction.
- Includes: Sales price, pro-rated tax and utility bills, deed, bill of sale, affidavit of title, and tax obligation documents.
Apart from these documents there will be few more documents like Lease Agreement, Rental Agreement, Loan Agreement (If the property is on Mortgage), Appraisal Document, Insurance if any & Property Management Agreement depending on the property.
